Built in 1925, this 16 story, 100,000 SF co-op apartment building located between 6th and 7th avenues in Manhattan houses 51 apartment units and three doctors’ offices. Utilities into the building are a combination of electric and gas for the appliances, and dual fuel oil and gas for heating and hot water.

Based on a review of the existing electric service condition and demand load calculations per the 2008 National Electrical Code, Collado recommended that the existing electric service be upgraded to increase the service capacity and provide flexibility in supplying future needs.

The challenge was to achieve the upgrade to the electric service with minimal disruption of power to the building’s occupants. Design documents included phasing such that new equipment could be put in place while existing equipment remains active. The apartment electric service capacity was increased by more than 50%, excluding base building capacity and the electric metering equipment was neatly consolidated to meter banks with provisions for future upgrades.
