Restoring Safety after Sandy

Haven Plaza is a four building, residential complex with 371 living units, an interior courtyard and a playground comprising half the city block from 12th Street to 13th Street, east of Avenue C. Collado provided MEP/FP design services for major renovations, including gut restoration of all kitchens and bathrooms, life safety improvements, energy conservation modifications, creation of several new apartments, new/restored community rooms, a new landscape, exterior lighting and drainage. The phased renovation also included modernization of the fire alarm system to include smoke and carbon monoxide detection in all apartments, elevator recall, smoke detection in common areas, and one-way voice communications in the two high rise towers.
The electric service to all four buildings was impacted by Super Storm Sandy. The largest building on the complex, 1 Haven Plaza, had its electric service located in the basement, which was completely engulfed with river water. Following damage assessment Collado proposed relocating the electric service to the ground floor in what was previously a security office, an economical solution as feeders to the apartment meter banks were routed past the new electrical distribution location. The renovation was completed while maintaining full occupancy of all buildings.
