One Park is a new 409,000 SF out-of-the-ground luxury condominium development in northern New Jersey, overlooking the Hudson River. The development comprises 205 apartments over 14 floors, and features an all glass façade, smart home technology, a roof deck and an outdoor movie theater. Automated parking, amenity space, a gym, an Aquatic center with a 55 ft. heated pool, and MEP utility spaces are located on the cellar level.  The main entrance lobby, apartments, squash court, loading area, fire command center and additional parking are at Ground level.

Collado provided complete MEP/Fire Protection design services for the building. The condominium units have a variable refrigerant flow (VRF) heat pump system which provides heating and cooling. The VRF system is monitored to allocate the cost of the operations of the systems to each individual unit owner. Domestic hot water is provided by a central boiler plant located in the penthouse. Hot water is circulated to maintain optimal water temperature. The building is fully sprinklered and provided with standpipe. A state-of-the-art combined sanitary system reduces the amount of pipe required.
