Located in Williamsburg, Brooklyn, this newly constructed 11-story building combines hotel accommodations and student dormitory residences. The second through fifth floors feature 127 short- and long-stay hotel rooms, while the sixth through tenth floors house 97 dormitory rooms, each equipped with a private bathroom and teapoint. The dormitory lobby includes classrooms and a spacious lounge, fostering a collaborative environment, while the hotel lobby features a commercial food service space with utility connections.

The ground floor accommodates essential utility services, and the eleventh floor boasts premium shared amenities, including a spa/sauna, fitness and yoga rooms, a lounge, and a rooftop terrace. Surface parking is also available.

Collado Engineering provided mechanical, electrical, plumbing, and fire protection (MEP/FP) consulting services for the project. Unique challenges included vertical infrastructure offsets due to the transition between hotel and dormitory spaces, requiring increased slab-to-slab heights for duct and piping accommodations. Additional coordination ensured efficient HVAC, exhaust, and domestic hot water distribution. Electrical service was established through transformer vaults under the sidewalk, while a fuel-fired generator on the roof provides emergency power for critical systems, including shaft pressurization, emergency lighting, elevators, and fire pumps.
